Apex NC Home Sales Summary September, 2013

The median sales price for homes in Apex NC for Jun 13 to Aug 13 was $274,000. This represents a decline of 3.9%, or $11,250, compared to the prior quarter and an increase of 12.8% compared to the prior year.

Sales prices have appreciated 6% over the last 5 years in Apex. The average listing price for Apex homes for sale was $349,399 for the week ending Sep 18, which represents an increase of 1%, or $3,616, compared to the prior week and an increase of 0.2%, or $804, compared to the week ending Aug 28.  Real estate is ALMOST ALWAYS a solid investment over a period of 5 or more years.

Triangle North Carolina Home Sales Continue to Rise!

TRIANGLE NC HOME SALES CONTINUE TO RISE!

It appears as though the somewhat higher mortgage rates have not had any effect on the sales of homes in the Triangle, NC -– yet.  Perhaps the thought that mortgage rates may rise even higher is spurring this demand.  What do you think?

August 2013 Quick Home Sales and Price Facts

Average Sales Price UP 4.2 percent

 Number of Days on Market (time it took to sell) is DOWN to 93 days 


Number of closed sales UP 19.4 percent

 - Available Inventory of Homes DOWN 8.7 percent 
 - Number of homes that went under contract INCREASED to 2,829 
 - Yet, inventory levels shrank to 13,727

 Months supply of inventory is down to less than 6 months

The Federal Reserve, global economic conditions, gas prices and stock market shifts all have an effect on consumer feelings which, in turn, affect our housing market.  We have seen some positive grown in the labor market and, while it is still a bit lukewarm the Fall Home Market Selling Season is very optimistic.

Here Comes NC 540...Again!

Proposed Route NC 540 – Triangle Expressway – Routes and Study Plan

NCDOT has gotten the green light to return their focus on completion of Route 540 – what they are calling the Triangle Expressway.

There has been considerable controversy about the proposed routes and I’ve got all the info for you.  

Areas that are yet to be affected by the highway are
- Southeast Apex
- Holly Springs
- Garner
- Northern Fuquay Varina
- Southern Knightdale

Three public meetings are scheduled that will allow the NCDOT to present information and maps and meet with the public to collect your input.  Further information will be mailed to those communities in the study area.  Here are the dates & locations:

Mon., Oct. 14, 2013, 4 – 7 p.m.
Wake Tech Community College
9101 Fayetteville Road
Raleigh, NC 27603

Tues., Oct. 15, 2013, 4 – 7 p.m.

Home Sales and Prices in Triangle, NC

Home sales and price information for the Triangle Area, NC are in for July, 2013.  Good news for everyone!

Prices are rising, and interest rates turned upward, yet affordability is still there for folks looking to purchase homes.


Median Sales Price (the point at which exactly half are higher and half are lower) increased 5.5 percent to $202,559.

The Average Home Sale Price in the Triangle, NC is $242,153

Days on Market decreased 17.5 percent to 95 days
I know my sellers are VERY happy about this!

New Listings (a count of properties that have been newly listed on the market) went up 10.7 percent to 3,533.ent up 10.7 percent to 3,533.

Closed Sales (actual number of transactions that sold) were up 34.3 percent

Inventory levels (the number of residential homes available) shrank to 9.9 percent – 13,882 units.  This is important because it affects asking price:  more homes available = lower prices / fewer homes available = higher prices

Absorption rates are great!  Months Supply of Inventory is now at 6.0 months - we are at a balanced market.
